Project Manager II
A well-established construction organization specializing in industrial and heavy commercial projects is seeking a Project Manager II to support continued growth within its project leadership team. The company is recognized for delivering complex projects safely, on schedule, and within budget, with a strong focus on collaboration and operational excellence. This opportunity offers project ownership, leadership visibility, and the ability to manage mid-sized projects across multiple markets.
The Project Manager II will oversee project scheduling, budgeting, estimating, document control, and coordination of self-perform teams and subcontractors. This role may involve managing one large project or several small to mid-sized projects simultaneously, with delivery methods including Self-Perform, General Contracting, or Construction Management. Travel may be required.
Key Responsibilities:
- Commit to the organization’s people-based safety culture and comply with corporate safety policies and leadership training requirements
- Adhere to all standard operating procedures (ISO) for estimating, purchasing, and project control
- Collaborate with clients, project executives, project engineers, site safety managers, subcontractors, authorities, and designers/engineers to ensure project success
- Oversee project finances, including profit/loss management, cost control, change order negotiation, and financial reporting
- Manage document control through project management software (pre-construction documents, submittals, RFIs/DCRs, punch lists, and closeout)
- Work closely with the estimating team during project buyout
- Assist with estimating tasks, including budgets, bulletins, and change request/field order quotations
- Coordinate self-perform and subcontractor scopes with field supervision
- Maintain strong, open relationships with customers
- Establish construction budgets and job setups
- Oversee project planning, scheduling, logistics, engineering, and safety procedures
- Develop and manage project schedules using Microsoft Project or Primavera
- Draft letters of intent, purchase orders, and master sub-agreements as needed
- Manage the project submittal process or collaborate with project engineers to maintain submittal logs, verify shop drawings, and align submittals with project schedules
- Assemble and distribute drawings and specifications for field use
- Support onboarding of new field staff
- During construction, maintain record drawings, oversee submittals, manage RFI logs, budget and forecast labor costs, contribute to change order pricing, expedite materials and equipment, and update project schedules
- During closeout, compile and provide documentation to owners, ensure vendor and subcontractor compliance, manage punch lists, and complete ISO closeout procedures
- Travel may be required
Required Qualifications:
- Bachelor’s degree in Construction Management, Engineering, or a related field
- 9–12 years of experience or equivalent combination of education, training, and experience with a General Contracting/Construction Management organization
- Knowledge of construction cost, scheduling, estimating, purchasing, technology, equipment, methods, accounting principles, and engineering techniques
- Automotive and maintenance contract project experience preferred
- Experience with self-performing general contractor environments preferred
- Ability to estimate and schedule preferred
- Familiarity with Sage 300, ProCore, Prolog, and/or Contract Manager preferred
- Design/Build, General Contractor, or Construction Management project delivery experience
- Excellent communication, planning, organizational, and supervisory skills
- Strong teamwork, leadership, and collaboration abilities
